How Luxury Property Thresholds Are Set


Luxury property thresholds are established by Regional Leadership and are not uniform across the country. Because real estate markets vary dramatically from region to region, thresholds are tied to the specific county in which a property is located — or the province for properties in Canada.

The methodology behind each threshold is grounded in market data: thresholds are based on the top 10% of properties sold in a given county. This ensures that the Luxury designation remains meaningful and accurately reflects the premium tier of each local market.

KW Luxury Minimum Floor
The national minimum county threshold for KW Luxury is $700,000.

No county threshold will be set below this floor, regardless of local market conditions. However, the actual threshold in your county may be significantly higher.

As illustrated above, markets like New York City have thresholds of $2 million and above, reflecting the significantly elevated property values in those areas. Agents operating in multiple counties should be aware that the applicable threshold is always determined by the county where the property is located, not where the agent is based.

How the System Verifies Luxury Eligibility


When an agent closes on a property, the system performs an automatic verification process to determine whether the closing qualifies as a Luxury unit. The two criteria checked are the county threshold and the closing price.

  • The closing is recorded in the system and triggers the Luxury eligibility check automatically.

  • The system looks up the Luxury threshold for the county in which the property is located, as set by Regional Leadership.

  • If the closing price meets or exceeds the county threshold, the closing qualifies as a Luxury unit.

  • The agent of record is awarded credit for one Luxury unit. If the agent represents both buyer and seller, they receive one credit per side.

Note: Only theagent of recordreceives the Luxury unit credit. The credit is tied to the closing and the county threshold — not to the agent's current Luxury membership status.

Understanding Luxury Unit Credits


Luxury unit credits are the currency by which agents demonstrate their activity in the premium market segment. The number of credits awarded per transaction depends on the agent's role in the deal.

When an agent represents both the buyer and the seller in a single transaction, they receive one credit for each side — totaling two Luxury unit credits for that closing. This reflects the dual role and the additional expertise required to manage both parties in a high-value transaction.

Earning Into the KW Luxury Community


Accumulating Luxury unit credits is the pathway to membership in the KW Luxury community. Once an agent meets the minimum Luxury unit requirement set by their Market Center, they officially earn into the program and gain access to the full suite of KW Luxury resources, marketing tools, and network benefits.

Agents must accumulate the minimum number of Luxury unit credits as defined by their Market Center. The specific minimum requirement varies by market center — consult your MCA or Team Leader for the exact number required in your location.

How and where do KW Luxury listings syndicate?

KW Luxury has partnered with the Wall Street Journal to syndicate all qualifying listings to its digital platform — including Mansion Global and Barron's Group. KW agents do not need to be enrolled in the KW Luxury program to take advantage of this syndication.

No Earn-In Required for Syndication

Any KW agent whose listing meets the county luxury threshold and the minimum price point of $700,000 is eligible for syndication — regardless of whether the agent has personally earned into the KW Luxury community.

Syndication Timeline & Process


Once a qualifying listing goes live, syndication to WSJ partner sites follows a predictable timeline. Understanding this process helps agents set accurate expectations with their clients and troubleshoot any delays.

The Wall Street Journal Partnership

KW Luxury's partnership with the Wall Street Journal provides unparalleled exposure for qualifying listings across WSJ's digital real estate platform, Mansion Global, Barron's Group, Penta, and MarketWatch — reaching an affluent, globally connected audience of high-net-worth buyers.

  • The listing must be in Active status in both the MLS and Command > Listings. Pending or Under Contract listings are not published on partner sites.

  • If the property meets the luxury threshold and the $700,000 minimum, it will syndicate to WSJ partner sites within 1–2 business days.

  • Any changes made in the MLS will reflect in Command > Listings and on WSJ sites within 24 hours.

  • The listing remains on partner sites as long as it maintains Active status. If status changes to Pending or Under Contract, it will be removed from partner sites.

Listing Status Requirements


The listing status in both the MLS and Command > Listings directly determines whether a property is published on WSJ partner sites. Only Active listings are eligible for syndication.

Listing Status & Syndication Eligibility:

Active: Syndicates — Published on all qualifying partner sites

Pending: Does Not Syndicates — Partner sites do not publish pending listings

Under Contract: Does Not Syndicates — Removed from partner sites upon status change

Coming Soon: Does Not Syndicates — Only Active listings are eligible

Expired: Does Not Syndicates — Expired listings are not distributed

Sold: Does Not Syndicates — Sold listings are not published on partner sites

Co-Listing Agent Rules


When a listing involves multiple agents, syndication follows specific rules regarding which agent's name and affiliation is displayed on partner sites.

Primary Agent Must Be with KW
Syndication to WSJ partner sites is tied to the primary listing agent, not the co-listing agent. If the primary agent is not affiliated with Keller Williams, the listing will not syndicate through the KW Luxury program — even if the co-listing agent is a KW agent.

Video & Virtual Tour Requirements


When syndicating to the Wall Street Journal, not all video and virtual tour formats are supported. Agents should ensure their media assets meet the following specifications to guarantee full compatibility.

WellcomeMat – Video

Only WellcomeMat videos are supported on WSJ listings

Matterport – Virtual Tour

Only Matterport virtual tours are supported on WSJ listings

Other Providers: Videos or virtual tours from providers other than WellcomeMat and Matterport will not be displayed on WSJ partner sites. The listing itself will still syndicate; only the unsupported media will be excluded.

Syndication Troubleshooting


If a listing that appears to meet all requirements is not appearing on partner sites, work through the following checklist before contacting support.

  • Confirm the listing price is at or above both the $700,000 national minimum and the county-specific threshold set by Regional Leadership. Contact your MCA or MC Leadership to check the threshold in CommandMC.

  • The listing must be in Active status in the MLS and in Command > Listings. A mismatch between the two systems can prevent syndication.

  • Ensure the property type is one of the seven eligible types. Properties categorized under ineligible types will not syndicate.

  • New listings syndicate within 1–2 business days. If the listing went live recently, allow the full window before investigating further.

  • If the listing does not meet syndication standards, the agent may opt to update the listing in the MLS. Changes will reflect in Command and on WSJ sites within 24 hours.
